If you purchase cemetery property from Cooperative families, our fees are included in the purchase price.
We are primarily a fee based consulting service because purchasing cemetery property and learning all your options requires an education. Most of the time the families we serve are getting that education in the midst of crisis.
Our Fees are very simple:
If calling when time is critical either just before a death or at the time of death, our fee is 20 percent of whatever our advice saves your family. We prove it to you with computer price comparisons, spreadsheets, bar graphs, maps, and other ways of enlightening your family to what is actually available and at what cost.
If you are calling before death when there is time to help your family during normal business hours, we reduce our fee to 15 percent of your savings.
If you purchase cemetery property from Cooperative families, our fees are already included in the purchase price. The buyer also pays the cemetery's property transfer fee (buyer pays this directly to the cemetery) which can range from $300 to over $995 depending upon the cemetery.
Sellers pay no up-front listing fees. We create ads for selling families and list them in our database. Buyers make great deals over what the cemeteries charge for similar properties. Sellers get their property sold at a fair price.
All transfers are accomplished, recorded, and deeded at the cemetery where the property is located. The Cooperative neither buys nor sells cemetery property. We simply put buyers together with sellers. The Cooperative does not transfer cemetery property; however, we do facilitate the secure financial transactions assuring protection for both the buyer and the seller. In short, we hold the money until the property is transferred and the cemetery verifies the transfer is complete.
Our clients have never lost money. Many have saved tens of thousands of dollars. If we are not confident we can save you money, we will not take you on as a client.
We will ask you for a verbal commitment, that when you actually save the money, that you will pay our fee for educating your family and saving you thousands of dollars. You are welcome to try it on your own before calling us.
